Guaranteed Rent

Baron Estates now offer a ‘Guaranteed Rent’ service to all new landlords. What this means is quite simply if your tenant defaults on the rent your rent will still be paid, giving you the security that you won’t be out of pocket.

We’ll also provide legal and financial support should you need to evict a tenant or your property is damaged by the tenant.

By guaranteeing your rent we give you the peace of mind that even if your tenant defaults on the rent, it’s still generating income for you and we know how important that is in today’s economic climate.

Terms & Conditions

  1. The property is successfully let by Baron Estates
  2. Baron Estates have a sole agency instruction for 12 weeks
  3. Fully Managed fees - 10% per calendar month, Tenant Find only Fees - 2 weeks rent, Rent collection only Fees - 8% per calendar month apply to all transactions subject to VAT at the prevailing rate.
  4. The policy is offered for 1 tenancy either 6 or 12 months, any subsequent tenancy will be charged to the landlord at the same rate.
  5. The terms of our agency agreement are agreed to (these are available on request)

ULR Residential Landlord Legal Premier Insurance policy will provide protection in the event that you suffer unexpected issues with the tenant in your property. 

You will also have the assurance that if your tenant defaults on rent, the policy will reimburse the monthly rental income up to £2,500 per monthly rental income to a maximum of £25,000 or 12 months rent, giving you security that you will not be out of pocket.

Limits of Cover

• Legal Costs: Any one claim £100,000. A total of all claims notified during the period of insurance: £1,000,000

• Eviction: Up to £50,000 of advisers' costs per claim

• Rent Protection: Monthly rent up to a maximum of £2,500 per month, the maximum rent payable per claim is £25,000 or 12 months rent, whichever is less

• Landlord attendance expenses up to £100 per day up to £1000 in the event that you need to attend court

This policy will cover matters such as:

• Possession of the property

• Nuisance emanating from the property

• Repairs and renovations relating to the property

• Damage or dilapidations to the property caused by the tenant or a third party

• Tax protection

• Unlimited access to 24/7 365 days a year legal advice
